How Many Sets of Linen Does an Airbnb Actually Need?

What is a par level?

Par level is a hotel term: the number of complete linen sets you hold for each bed or bathroom so that service never stops. One set is on the bed, one is clean and waiting, and one is in the wash. Hotels run high par levels because running out is not an option — a room that cannot be made up is a room that cannot be sold.

Short-term rental hosts inherit the same problem with none of the buffer. The difference is that a hotel notices a shortfall across hundreds of rooms and absorbs it; a host with one property notices it at four in the afternoon, with a guest arriving at five.

Why two sets per bed runs out

Two sets works only if every wash finishes before the next turnover starts. The moment those two things overlap — a same-day checkout and check-in, a machine breakdown, a set that comes out stained and needs re-treating — you are one set short with no slack anywhere in the system.

It also assumes nothing is ever out of circulation. In practice sets are permanently retired for stains, tearing, and thinning, and they are retired unpredictably. A par level with no margin turns every retirement into an emergency purchase at whatever price is available that day.

How to work out your own number

Start from your tightest realistic turnaround rather than your average one. Count how many complete sets a single bed goes through between the moment a set leaves it and the moment that same set could be back on it, clean. That is your minimum.

Then add one set per bed as working margin — this is the one that covers a stain discovered during setup, a delayed wash, or a set pulled from circulation. Most hosts running frequent turnovers land at three sets per bed rather than two, and hosts with back-to-back bookings in peak season often need four.

If you use a laundry service, the arithmetic changes but does not disappear: you still need enough sets in circulation to cover the collection and delivery cycle, which is why your provider should be asking about bed and bath counts before quoting anything.

What to count besides sheets

Par levels are usually calculated for bed linen and then quietly forgotten for everything else, which is where shortfalls actually appear. Bath towels, hand towels, and bath mats turn over at least as fast as sheets and often faster, because guests use several in a single stay.

Duvet covers and mattress protectors are the two most commonly under-stocked items. Both are treated as though they only need washing occasionally, and both are the items you most urgently need a spare of when something goes wrong during a stay.

Where hosts get caught out

Peak season is the obvious one: the schedule that worked comfortably at two turnovers a week stops working at five, and the par level that supported it was never recalculated. The failure is not gradual — it arrives all at once, in the busiest week of the year.

The less obvious one is attrition. Linen leaves circulation steadily and quietly, and unless you are counting sets in and out you will not notice until you are short. Tracking what goes out and what comes back is the cheapest insurance available.
