Getting started

How do I sign up?

Getting started begins with a quick quote request. Share your listing count, city, and typical checkout and check-in times, and our team will follow up with a tailored plan and pricing within one business day. From there, we schedule your first pickup and get your route running.

Do I need a long-term contract?

No long-term contract is required. TurnKeepers operates on a recurring schedule that you can adjust or cancel at any time. We set up your route, and you stay because the service works — not because of a contract.

How long does it take to get set up?

Our onboarding process typically takes about one week. During that time, we confirm your linen plan, build your pickup and delivery route, and coordinate your first turnover so everything is in place before your next guest arrives.

Turnovers and timing

How does pickup and delivery work?

Pickup and delivery are built around your turnover schedule. We collect soiled linen directly from the property and deliver clean, folded sets back before the next check-in. Times are confirmed when we build your route.

What if my guest checks out late or my cleaner runs behind?

Short-term rentals don't always run on schedule, and we account for that. Our routes are designed with built-in flexibility for late checkouts and delays. If something comes up, contact our team and we will do everything we can to accommodate the change without disrupting your turnover.

Do you work with my cleaner directly?

Yes — coordinating with your cleaning team or property manager is a standard part of the service. We work directly with whoever manages your turnovers to align pickup and delivery with their schedule, so you don't need to be involved in the day-to-day logistics.

Linen and quality

How do you handle stains?

Stain treatment is included on every load — it is not an add-on. We address common STR stains such as makeup, wine, sunscreen, and self-tanner at the pre-treatment stage before washing. Any stain that cannot be fully removed is flagged and reported, so you are informed before that set is returned to a guest bed.

How do you fold and finish the linen?

Every set is finished to a consistent standard. Sheets and duvet covers are pressed and folded; towels are folded uniformly on every load. The objective is that your cleaning team can place everything directly on the bed without any additional preparation.

TurnKeepers currently operates in Miami, Fort Lauderdale, Dallas, New York City, Washington DC, and Austin. If you don't see your city on the list, reach out and we will put together a personalized option for you.

How is pricing calculated?

Pricing is calculated based on your number of listings, bed and bath counts, turnover frequency, and market. Submit a quote request and our team will provide a specific number based on your actual operation.

Are there any fees beyond the quoted price?

There are no extra fees beyond your quoted price — no fuel surcharges, no per-item fees, and no stain treatment upcharges. The price in your quote is the price you pay.
